Privateer Memory troubles

okay Heres what I want to do I want to be able to boot to Dos mode to run Privateer via a desktop shortcut or a bootable CD-R preferably a shortcut I DONT want sound, CD-ROM or a joystick just a mouse I ve tried numerous configurations but done seem to work, I ve gotten the best results out of the following

Config.sys

DEVICE=C:\WINDOWS\HIMEM.SYS /TESTMEM:OFF
DEVICE=C:\WINDOWS\EMM386.EXE 16384 D=64 FRAME=E000 /I=B000-B7FF RAM
DOS=HIGH,UMB

Autoexec.bat

SET PATH=C:\WINDOWS;C:\WINDOWS\COMMAND

by best results I mean it doesnt straight off say not enough DOS memory, Instead I get a Jemm memory manager error I ve seen it mentioned a few times in other posts.

So if anyone can help it would be GREATLY appreciated as I m desperate to get this game to run just tell me if I need to download Jemm or anything if theres anything special I need to put in to directorys and how both my boot files should look, could you test the configurations to make sure they work if you boot via a desktop shortcut into pure dos if not could someone help me create a boot CD as i get boot failures each time, The files are okay it just refuses to even boot the CD but a desktop shortcut would be the option for me, any input is welcome and Thanks in advance

I m using windows 98 SE but I have a copy of 95 also so if its easier to change OS i will just incase specs are need I have 32 meg ram and an 800 Mhz processor on this computef

To be specific here are the 2 messages I get when loading this configuration

WARNING: Option ROM or RAN detected within page frame

it asks me to press any key and continues to load then once EMS is loaded successfully I get the message

Cant find JEMM overlay file
C:\

then it restarts

in a previouse configuration I use to also get a message which specified a memory address with D's and F's and it said JEMM has caused a fatal error or something like
 
You're are suppose to be within the C:\privater directory when you type "priv". CD into C:\privater then try the command. Also to configure P1 sound from within the C:\privater directory type "install".
